Concession agreements, space and pricing
Concession Agreements
All retail contracts are concession agreements and the financial terms for these are all individually negotiated. The concession fee to BAA is the greater of a percentage of net sales or a guaranteed minimum payment The concessionaire pays any UK Value Added Tax due on sales to HM Customs and Excise.
Contract lengths can vary but typically BAA Retail contracts are for 3 and 7 years, however there are some occasions where shorter contract lengths for temporary or trial concepts are available.
Space Availability
Space at BAA airports is highly competitive and it can become available either as a result of existing contracts expiring or new space from terminal redevelopments. The majority of our retail space is designed as shop units as the nature of the airport environment rarely allows for kiosk style trading.
